If your a buy and hold investor, are you planning on putting the properties into one persons name and getting traditional (30 year) financing (traditional mortgages are for individuals, not LLC's) An umbrella policy for a few million is a cheap way to take care of liability, and even if you have it in a series of LLC's and your 5 entities from it, if your involved in the rehab, and someone gets hurt because of neglect or something you should have know, you liable...and if your managing a rental and something goes wrong, your just as liable.

If you hold rental real estate there may also be specific liability coverage you should consider.In addition to that, you need to seriously consider getting a personal umbrella liability policy.The thing about insurance is many think it is expensive until they need it and unfortunately, most state laws prohibit back dated coverage now.

hi all i have read a lot about LLC and the reason behind thembut what i do not seem to see is any one who has actually needed one,,,, i could be wrong here and that is why i am asking .i have friends realitives etc who have owned rental property for 30 + years and do not have LLCS ,,, and here in Ca the cost is i think 900 a year,,,, with good insurance and a million + umbrella policy isnt that enough?
