Purchase price: $55,000 Cash invested: $440,000 Currently under construction and pre-leased for $6,195/month, this 7-bedroom, 5-bathroom student rental in Clemson, SC, was built using investor cash and designed for high-end student living.

I am in the same boat of either 1031 exchange or refi some of my small multi's to purchase a larger complex.

In the event that the purchases closes, both parties are similar finances as you paying the repairs.  

When I purchased it I simply based my offer on the numbers that made it work using the BP Calculator.

@Rebekah Shields why didn't your pre-purchase inspection find the foundation issues?

There are some amazing physician loans available that can allow you to purchase a owner occupied single family property with 0% down.

I think it helps flippers as it is easy to find the purchase pricesp versus selling price.
