After 3 years of renting to her and finding out she was completely FILTHY, I had to choose peace of mind over money so I terminated her lease.       

Certainly the one in the store will cost more, but most people would gladly pay extra for the value of peace of mind.

I would prefer to have a home warranty in place over paying for the inspection...just peace of mind...even if home warranties are crap...which they kind of are...

**It also provides peace of mind which you can't put a price on.

I plan to keep the unit for a long period of time and so ideally I'd like a peaceful coexistence.

It's annoying to hold back capital that could be 'working for you', but honestly it pays you back tenfold in peace of mind. 

To mitigate this we manage our cash reserves closely and I believe having cash on hand also buys you peace of mind along with flexibility.Best of luck
