A little background about me I'm from Cleveland, OH and a recent veteran of the Marine Corps.

We are in close proximity to Navy and Marine bases. 

As of now, I'm a Second Lieutenant in the US Marine Corps.

@Abel Marin depending on how much value you have created you may be able to buy something using a HELOC and then refinance the 2nd property to get your cash back.

Let me break down my current situation a bit:- I’m 39- Marine combat veteran - Retired law enforcement offficer- $8,500 a month tax free from military compensation and law enforcement retirement combined. - $300k cash to start investing with- Make extra cash from teaching online at a university and retail real estate since last September (not excited about it though.

I fought to get back to Pensacola but the Marines had a different future in mind for me.

To fill in details for the curious, I have a fixer under contract in southern Marin county. 

They have monthly investor meetups and the owner is an awesome guy and Marine veteran.

(I’m currently active duty Marine Corps, we are about to have our first child in less than a month and my wife plans on working shortly after our son arrives)-Should we raise the rent on the inherited tenant?
