Southern CA rentals for Military investors needed

I would love to partner with a local investor to meet the needs of rentals for Military families.  I am an agent in the Murrieta and Temecula area.  We are in close proximity to Navy and Marine bases.  I have been a military family for over 20 years and helped several service members find a rental in my area.  Our rental market is pricey for these young families.  Most rentals are on the market for hours not days before being flooded with applications.  I would love to find an investor who would be willing to partner with me to create a market of homes directly geared towards the military, military contractors, and their families.  They are fantastic tenants!
