It is also illegal for a real estate licensee in Massachusetts to pay finder's  / referral fees to unlicensed persons.What you might consider is finding an investor to help you buy, improve and resell. 

When you do compensate a licensed person that income is paid directly to their broker, never to them; the broker pays the licensee based on their agreement.

I thought I was done but find myself to be the one to prevent my PM from having to call an electrician then a plumber to replace a stupid hard-wired garbage disposal, or any licensee to swap a light fixture, wall heater or water tank. 

I have received conflicting information from real estate licensees and non-licensees as far as if I get my license, there is a lot more liability that comes with that.

But, the WV real estate commission wont issue a license to a VA licensee unless they actually live in Virginia...so no DC or MD residents that are licensed in VA can get a WV license.

While there may not be any law against doing both at the same time, it is too easy to break the laws governing a real estate licensee.

Maybe if your broker doesn't allow personal purchases for free, you'll act as a non-licensed buyer (not put it through your brokerage) but you'll still disclose that you're a licensee.
