carrying forward losses from bonus depreciation  is still a very powerful tax strategy, as @jack Martin beautifully put it as an arsenal of arrows in the quiver inspite of the state tax quirks.

They had my lakefront priced super low at one point ( mid 200s ADR attracting worst guests ) and next month at 1200 - 1700$ ( attracting no guests ) .. inspite of repeated messages they just gave some crappy reason and refused to lower rates..

"Heavy hitters" keep replying in spite of this dynamic.It takes humility to reply to others without being condescending.

Negotiate ~3% using the rational that you will be able to deposit the money and earn exactly that in interest, so in spite of inflation being a continuous reality you can save them money and cause yourself no detriment.

It doesn't seem like there's much turnover in the MFRs in this area but when there is, we understand they get snatched up pretty quickly so in spite of the original price this one caught our eye simply because over time it just kept popping up until we decided to run some numbers and just swing for the fences (compared to asking) with our offer.
