If it's not good enough for Fannie it's not good enough for me.

For example, clearing $100 a month when collecting $1,000 a month of rent is OK (10% free cashflow), while clearing $100 a month when collecting $10,000 a month of rent is not good enough (1% free cashflow).

I bought a place I could afford on my own but it was a good enough deal that I shared it with a partner.  

Leveraging other people's money is great - but you've got to have a deal good enough that other people will LET you leverage their money. 

Some are good enough to spend time on, but at the end of the day, they don't really solve your problem of generating true, current, repeat, targeted and motivated leads tailored to your needs. 

The sponsor agreed to take 20% promote only, and after all that only able to pencil 15% IRR on a 5-year hold...not good enough.

If you're good enough to do the PM business as well as most owners expect you to be, then why wouldn't you find another business and make 2x as much with 1/10 of the headache?
