Yes this leaves more money in the deal but it reduces my risk and ensures I can remain profitable in a down market.

You will not find them in Pittsburg, they are more in rural areas, away from cities like Pittsburg.   

I've had lots looking for the 10x cash on cash/10% cap rate in LTR but we haven't seen that in at least a decade in this market, but I have no basis for STR here.

We have both always been interested in forming some partnership in which I do the leg-work and he provides the finances.
