@Kevin Collins I apologize; my response came out a little rough around the edges and I assume that you certainly have done your homework prior too.... but that is a bit of my point... nothing will change when you go and work with a realtor and find investment properties yourself... figuring out what the property is worth IS PART OF THE ANALYSIS (if that's important to you) and because of this it is no different than other than you should now be verifying what the realtor will tell you it's worth as opposed to what the turnkey is telling you.

That kind of restriction just doesn’t work for someone like me.I’m trying to figure out if I might be missing something in how I’m approaching this or if others have insights or examples of towns that not only allow STRs but also have laws that offer enough flexibility to operate in the way I’m aiming for.Many towns technically permit STRs but impose restrictive rules like membership requirements, ownership duration limits, or rental day caps, making operations challenging.

It has sat empty for the last 20 years but the current owners have completely gutted it, have bids from contractors they're willing to share, cost estimates etc. and have had lots of inspections done and so much pre-work with the city and county to figure out what they can and can't do, so a solid plan is already in place.
