I’m starting off wanting to get into a primary residence that I plan to house hack and then figure out the next move into investment properties but that’s down the roadwith all that said, are there other ways that im not thinking of to 1.

The best strategy I seem to have deployed so far was to contact all my current tenants and let them know I’d give them a cash referral fee of $250 for anyone they recommend to me that goes through the vetting process and successfully moves in.

It would be better to open a new card with 0% interest on balance transfers, move your debt to that card, then pay it off like a mad man before interest is charged.Your scenario indicates you aren't financially disciplined.

Not all investors have the experience or team to do the deal on their own, they need/want guidance to build their confidence so moving forward one day they can do it on their own. 

While a great feature, pools aren't the only amenity that can move the needle.

This targets family’s between homes, either because they just moved to the area; have a definitive time work contract; current house is being rebuilt/remodeled/repaired; students with “rich” parents; recent separated/divorced who needs space for children visits; Houston medical center stays; etc.  

After a year, move out and repeat.
