I thought how the refinance step works is that when you get a refinance, there is an appraiser who comes to the property and says your property is worth $XXX,XXX.

I would have him send the $100 and a letter that simply says "I authorize the landlord XXX to keep the $700 security deposit for the property at 123 main street.

Example: A $25,000 gate system you need XXX units to offset.7.

That clause normally states that of the buyer fails to perform (walks away from the contract without proper justification), damages are limited to $XX,XXX, which is normally the total amount of deposits - at least it is in my markets.

Now, some are stating "xxx block of xxx street" or giving just the nearest intersection, as giving address seems to be a big no-no by the letter of the law.

You can do your inspections and come back and say I'm walking unless you drop the price xxx.  

What makes a 2nd home loan work for 1031 folks is that the criteria is usually that the property be xxx miles away from your primary residence. 

You can list it as you get within a few days of closing and as Joe said mention showings start after XXX day.
