Also, the house had such a wonky setup and was already "attempted" to be converted to single family.

I need some advice on the following situation.I am sorry for asking such a basic question, but unfortunately, I am still new to this and never dealt with this type of scenario before.I have a single family home that is part of an HOA.My main goal is to protect the asset and avoid any potential financial loss as much as possible.The current lease agreement states that the tenants are responsible for mowing the grass.They are also responsible for paying any HOA fines, etcUnfortunately after multiple attempts to get through to them to cut the grass, the grass was never cut and the yard is getting worst and worst.They also refuse to turn on the sprinkler system which is causing the grass to slowly die.

If there is a claim, the plaintiff may attempt to pierce the corporate shield and demonstrate that the LLC was set up only to facilitate negligence on the part of the owner.

Also the course decribing the lot doesn't close by 35'...three parcels adjacent to ours that we share a boundary with have completed record surveys over the last 40 years and have identified and attempted to reconcile the issues using good survey theories (the art behind the math, who gets what and by how much and why).

Not a big deal either way, but it changes the way that I would attempt to help. 

He is also amazing at never following up, never reaching out or providing updates, and stellar at avoiding all communication attempts from the customer.

Yep, good luck with that right now... since they raised the min loan and min house value it cut off many of my exit strategies, and is a real challenge for attempting BRRRR in many of our Ohio cities. 

No auditor will look at every transaction, but they pick a fair number to try to find any issues, as well as review the General Ledger entries, bank reconciliation reports, etc in an attempt to find any wrong inputs, or worse, blatant fraud.
