I don't know tax costs or anything about the property or property management costs in your area etc so do not take these numbers to mean anything... but lets just say a 4-unit in a desirable area with $4400 monthly rent under one roof/structure/lawn, maybe it could be as low as 40%... $52,800 annual rent, $31,680 NOI.... 

Hi BP,I am analyzing some properties right now and noticed while zoning in on the area, that there is a powerline directly in front of the property, the neighbor directly across has a beware of dog sign, several neighbors have an overgrown lawn, and a few houses down it appears to be a junkyard or owners with several junky cars.

Two months ago, he suggested that I buy a lawnmower for the tenant to do his own lawn work so I don't need to hire lawn service so I did and I agreed not to increase his rent as a result of that.

I think if they invested their babysitting and lawn mowing money, and could watch it grow....they'd be more motivated.It's all theory, just trying to understand the accounting practices is all....
