Right now any market where 1% rule is met the properties most likely would be in C and below neighborhoods.If you are a long distance investor (like me) I would recommend staying in B class areas where tenant quality would be little better, you might have to sacrifice cash flow a little but you have better shot at appreciation.

Look for those "C+" neighborhoods where there's potential for growth, but be careful of areas that might be too rough, as that can make property management tough.Also, consider connecting with local investor groups or meetups in Memphis to get a more targeted understanding of the market.Good luck!

After visiting these States, I just didn't see the benefit of investing in $200,000 in a B- class neighborhood in Ohio, which is a 5 hour flight away, when I could maybe invest a similar amount  in the California Central Valley in a C class neighborhood that I could drive to when needed.
