I said ok thinking you know the holiday and such.1/15/16 I text him hows it going whats the status, he responds "love this floor plan will have it ready next week" I called him no answer and he did not return my call.1/22/16 I text him what time can we pick up floor plans today, he text "I'll have them ready next week" I immediately text him "oh I thought you where going to have them done last week per your text, is there something wrong?"

I'm reading between the lines here (and correct me if I'm wrong), but I'm guessing your suggestion in using the Purchase and Sales agreement and opening escrow with 3%, has to do with a finance clause within most P&S agreements, allowing the buyer to get back all earnest money in the event that they aren't able to obtain financing before the close date occurs on the P&S agreement - is this correct?

I would do a couple checks on this property management company, I would ask them if they could contact some of their clients to get a reference on how they are as a company (that's if they let you), I would go out and visit the company's office (there is just a feeling you get if it's right or wrong), you can check the real estate commission out there in Florida and see if the company is listed, and the other option is that you could check that counties records for the Doing Business As (DBA).
