Houses here are extremely new compared to other markets, we don’t have bad weather events, property taxes are low, with 13 properties water heaters and appliances are biggest expenses and even that is rare, less than one per property per year.

The following items were checked: Subterranean Termites, Fungus / Dryrot in siding, roof sheathing, Water stains noted at Master bedroom closet, The Subarea below the bedrooms is inaccessible for inspection due to Dirt covering access, Evidence of Subterranean Termites was noted at/in Subarea which appears to extend into inaccessible areas (garage).

My best option may be private lenders but as a short test of the water revieled , those sources can be sketchy and a real trap for the newbies like myself.
