Can someone with a lot of experience in TDs and stock-index ETFs compare these two investments in terms of risk-adjusted returns?

The property consists of ten 1-bedroom, 1-bathroom units, and two 2-bedroom, 1-bathroom units.

Upon closing with CR of Maryland, two of the 4 houses were rented fairly quickly at $1600 or so for a $200k house.

I know that I can buy a lot and use that as a down payment, but I have two pieces that are making me a bit nervous.

The future upgrades will be to deal with the new EEE reg coming down that will force me to redo a set of stairs and two landing that are both outside. 

This will also have the added benefit of appreciation on two (or more) assets instead of one. 

He suspects there is some kind of relationship between the two which put  my friend the landlord at a disadvantage.

If you think about AirBnB, it essentially acts as an escrow - a guest may book months in advanced and pay at booking, but the funds are not released to you until after check in.I would love landlords perspective from this community on if you would be open to using a trustworthy third party tool that offered this same service (ie. tenants pay whatever your deposit is to this escrow account, then 24 hours after check in it is sent to you).
