Andrey list it on market place all sorts of Beginner BP investors would love a low down owner carry and you just sell it sub too the note. since its non recourse if they fail so what.. it really sounds like a management issue is to blame here as much as anything else. keep in mind any rental you buy anywhere in the US if you want to exit in a few years your going to lose money.. unless you bought it at 50 cents on the dollar like the flippers do.
