Tenants and toilets are tough.  

I am working a cost analysis for my current remodel and wanted to ask the users of BP where they are looking for rehab materials.Lowes / Home DepotCraigslist Habitat for HumanityDiscount Stores (Home Emporium, Ect)I initially budgets based off the big box companies and included a 10% buffer for repairs.  

it appears that it only really started to gain traction and the attention of gurus in 2010 and 2011 - when the market was still in the toilet and buyers had a huge advantage over sellers.  

You just have to find them.One way to find buyers is to look for people who post on sites that the property they are selling has been renovated, remodeled, or updated.

So yeah not a bit afraid to do low-ball take it or leave it offer.Dave has done remodels for his job mostly in NE and SE (Dekum triangle and Woodstock - not surprising ...) 

I've built 2 houses (while married) and gutted & remodeled my current house (after divorce). 

Everyone's having trouble getting financed because it was in the middle of a remodel so like some walls are ripped out, a bathroom is completely gutted.

There's an "order" for rehabbing a bathroom, if you've never done it - trash the vanity & toilet, plug the toilet drain, I hire a tile-removal guy next, then hack out the tub- bring in my plumber to stub out for the vanity, install a new tub valve & move the drain ( I've never had one line up right).
