I don't have a target strategy however as I'm new to the area and am trying to learn more about RE here before deciding if BRRRR, fix-and-flip, or wholesale is the best option.

Seems they are meant to target large buildings.

We are very conservative on the ARV and to date we have only had a few flips come in below our target profit range. 70% ARV minus reno costs is a terrible strategy and will lead to not being competitive and losing out on offers.

Make sure you are targeting motivated seller and are hand writing these letters.

What type of property, target rental market, etc.?

In order to start looking into that market I would identify who you would be trying to target as tenants.
