I’m sure there are a wide variety of physical therapist business models out there (providing different levels of support)...real estate brokerages are no different! 

This was a long term hold where at sale the apartments where rented for $1,100 for the second floor unit and $1,500 for the first floor.We decided to sell after realizing what sale price the market would support and moving our investment to another learning challenge.

Any recommendations on other neighborhoods that have a healthy mix of distressed/retail properties?

For rental property I would rather refurbish the existing cabinets and put a new countertop and new backsplash than install new cabinets if the cost savings support it.  

Some townhomes (not condos) can be good deals;- HOA is healthy- HOA allows rentals iwth no limits.  

Rinse and repeatToday the US economy, stock market and RE market is healthy.

Update, In texas you can not exclude your spouses debts. you can only keep the spouse off the loan if your income alone can support the combined debts plus the new loan.
