Some neighborhoods have some pretty strict sign rules, like only allowing two signs, or the sign has to be a certain type, so check with other agents about these types of rules for each city/neighborhood.

Bandit signs (your city may be strict and take them down, put them up when city workers are not working and put them in front of a Church,Walmart or any other high traffic area because you will want full exposure) Craigslist ads (Be very consistent with these, 1-2 a week) Business cards (Very very beneficial if you give these to waiters or waitresses or people you know and give them a nice referral fee.

The interest in this deal is strictly via the premium purchase price.. there is no other interest, thus making the 700 monthly payment 100% principal reduction.Paying the premium is done for 2 reasons: (1) Essentially negligible down-payment, which frees up cash for another deal (2) Interest-free monthly paymentsThe final monthly payment would cover the balance, so it comes out to to about 1200 (a baby balloon).

The good thing is that after a PCAD, the owner has 30 days to do the work themselves, they don't need to hire a licensed deleader.Again, I'm only versed in the MA lead laws which are pretty strict, your state may be different.
