the real question is do I become a landlord using strict investment strategies (low price multi units that can cash flow on average at least $1000 a month) or invest in performing notes.

@Jake Kozul Find the owner and strike   a deal, BEFORE you pay their taxes.There is another more complicated procedure called ADVERSE POSSESSION, however in Michigan it takes 15 YEARS, and has strict requirements.

You need a considerably higher downpayment for a strictly investment type property, more like 20-25%.

Any amounts demanded above that is strictly at the discretion of the lender: they may have an internal policy of 30% down or it may be based upon the risk you present as a mortgagor.
