- I would write down on a 3x5 cards all of the creative ideas that I would hear about and would also create some of my own using the synergism of a combination of concepts and ideas.When I would go on an appointment to buy a property, house or commercial, I would pull these cards out, lay them on the table in front of the seller and we would together try to see what was a practical way to make this deal work - we worked together on putting a deal in writing that would benefit us both.I remember I did this one on a commercial property - the seller did not want to pay all the capital gains - he noticed one on my cards: "Seller to refinancing Buyer (me) would lease the property for a period of time - Seller keeps all of the proceeds - tax free for awhile."

That's a simple example, but the basic concept would apply to bringing 8 down to six and could potentially be even easier because you can spread debt from one property across multiple (if needed).Ideally you'd want to do as few distinct transactions as possible.

Due diligence schemes like these have been going on forever its not a new concept the new concept is how avaliable their dupes are to them now using social media IE linkedin Facebook  and BPon another real estate investor website call connected investor.. they actually charge and they do due diligence before they allow you to post.. which they still won't get all the scammers out of the game but it will mitigate it..
