.- Purchasing security like ADT and or getting smart locks? 

Some people claim you should say you are the property manager but I think it’s foolish, people are smart, and they’ll figure it out.

It is right and smart.  

As a broker owner of a few real estate companies over the years I have had many a school teacher work for me part time. they have a real leg up one they are smart two they have an incredile warm market.. 

I think we made the right choice on the property however it probably is more of a gut thing than an analysis.

There are some positives though: after looking at the market, I'm pretty convinced that I made a good choice to buy this property if I eventually succeed in fixing this foundation.

I'm not looking to make a quick buck, so I'm more concerned about making a smart investment that will create a positive cashflow.

The Broker's Duties and Owner's Duties should be written clearly for you to determine what is the best choice for you. 

I understand your desire to get started, but a comment about not wanting to wait implies that you are more hungry to get started than you are to make smart financial decisions.Remember, real estate is just an investment.  

But I'm starting to learn from a lot of people on here that even if its not perfect, as long as you're smart and creative about it, there are ways to make it work that won't send you into financial ruin.
