Based on the numbers a pari passu based on how much skin he is putting in the game would potentially be a great deal and based on my deal would bring it to him getting about 30-40% of the profits.

Brick is intended to be a "finished" surface which requires minimal maintenance.

I would only agree to lower equity interest IF, AND ONLY IF, there were some skin in the game from the JV partner's end.

Find a turnkey provider that manages its PM in-house such that they have skin in the game to find and keep good paying tenants for you, or one that really has a great relationship with a reputable PM they can refer and trust.
