Property taxes in wisconsin have a higher mil rate than most places and actual dollar costs seem to be above average as well.I have considered investing there a couple times but with my area being a little stronger and more stable in some of the areas I have mentioned I have refrained up to this point.

It's probably worth your while to e-mail them some current pics of the damage as they will likely be surprised it's not in perfect shape, especially if they've relied on tenants to keep the place up and don't use a PM.

Of course those are not all bought in day 1 and are bought throughout a year so many will not fully cash flow or be closed out in 2019 but I have a stable pool of 2018 notes that will provide cash flow and $ in 2019.

@Jd Martin  most states an agent has to perculate under a broker for 2 years some 3... then they can take the brokers exam and be free agents.the trick is finding a fee based broker that simply charges a flat fee per transaction.. like out here its as low at 199.00 per deal... they put you under their E and O no extra cost.
