The hot winter rental season is only a few months away, I would love to have a place before then, but would I be paying a premium pre-skiing season?

Either way, I was a little worried about Boone as a STR market thinking it would be too seasonal.

I say this because if you are building in a vacation area / seasonal area etc... it will be people who have secondary homes and this pool of buyers is but a fraction of those with primary residences. 

And as far as the kids, this is the easiest season in which to do something like this, while they are still young.

Summer season will be shot.

Lender will want typically see your down payment as "seasoned" and borrowed last minute. 

That being said, what is the occupancy rate in season?
