I started investing "OOT" (out of town) - places like ski towns or palm springs, where you can get cheap condos or million dollar party pads that are super popular getaways year round and can really crush it during Stagecoach / Coachella / festival weekends.

I know I am itching for a weekend getaway to the beach or the mountains! 

Issue here is, this area isn't zoned for multi family, and while I could get away with in-law suite in the other options, I doubt I could do that for 3 units.

It’s a rounding on my five year look back.

I tend to buy in the Southern half of the US for 3 reasons:1) you get much higher year-round occupancy rates in the South & it’s simply tough to earn a good ROI in the North if your place sits vacant for a big chunk of the year2) Culturally, the Southern half of the US seems to be a lot more accepting of STRs regulation-wise.

Second round of refurbish => Burst pipe in winter, destroying much of the home.

I needed to document things for any eviction and every notice was just another aggravation for them which would result in another nasty phone call or text and would, of course, lead to a new round of notices from me.
