But like other posts have said I would focus on items where 1) Ideally leftover and not alreadu used 2) not obvious to the tenant that it has been used3) something where this massive discount warrant it being not the exact color or thing you want.

I am plumber from massachusetts as far as things to discuss with the plumber go just make sure you give him a solid time frame that is agreed upon by both parties and make sure you know the answers to his questions. for example finish work like what kind of faucets, what color toilet etc. the little things is what slow the process down.

I've got a raft of big ones:the first was tying up a property as a sure thing, and less than a year later conditions changed and I was not able to extricate myself from that.The next was (real estate one) was not selling my residence in 2001-2002 as prices rose, and moving into my rental, to take advantage of tax benefits and having the ability to take my sale money, banking it, waiting for TODAY, to buy as prices are going down.

If I look back I grew up in Cupertino and since I could not be a pilot I often thought I could have got into sales and marketing for one of the tec companies and really rode the stock option train to an early retirement.. but hey I love what I do now its not all wine and roses but its a living. and after those bad markets I have learned the value of free and clear property and not leveraging up to the max.

And yes I agree in the photos the before pictures dont look too bad but trust me the walls were a complete no go and the flooring used to be a light colored carpet and let's just say that that floor definitely saw its fair share of muddy shoes lol.
