I will need someone that can go look at the properties to let me know how much they will rent for and what repairs are needed.Does anyone know a “rock star” property manager?

One podcast recently i listened to mentioned that he self manages all his properties to save on the PM fees, but he has some sort of policy with the local utilities that basically gives his tenants a 24hr number to call if something was to happen to say a frig or hvac... he even mentioned it covered a clogged toilet..I am curious what exactly is this such policy he is talking about, because the way he worded it, it sounded like he took most of the headache out of the job with this and he just worries about getting new tenants and collecting rent... he said the policy was cheaper than just keeping a handyman on call to do the repairs..

No, No, No.Highly unlikely they will move to save $200/month but if they would then they are not quality tenants.

Know your comps and visit them to not only ask what they charge but also to get a feel for the quality of the units, renovation level, curb appeal, functional obsolescence, etc.  

As the Property Manager for a landlord, do you folks charge extra for any repair projects or maintenance calls that require on-site supervision and time spent above the normal call of duty to see the repair or maintenance through?

There's a situation that was presented to me about twenty minutes ago that has left me searching for quality solutions.

@Beth Chang this is definitely a HOA issue and should be repaired by them.

I thought about using a release agreement and charging the Buyer for me to release the property to them considering my efforts in negotiating the on the home, locating the property and any repairs I may need to make to help the property p*** inspection for FHA loan.
