Currently, my market here in Kansas City, MO is one that doesn't make a whole lot of sense to use hard money or private capital for residential long term buy and holds.

Hello Courtney,Your options are private money(meaning family, friends, etc), HML, borrowing against a 401K or other retirement vehicle or can you take a HELOC out on your primary home?

Without having enough cash on hand to brrrr I think my next move is to find a private money partner that’s looking to make a better return on their money.

. $1.1 mil + equity in my property (no liens, and very good credit score)Since I am running a business on my first level of my home, I couldn’t find any financial institution to secure me a HELOC (apart from point.com which doesn’t seem a good deal for me)…apparently, the lenders don’t like mixed commercial/residential type of business (e.g. assisted living).

Their wives are stay at home moms and some have their kids in private school .  

I talked to a security guard on the premises who is actually nice and he says that the whole complex "is his house" "This is his house" I was ok, good for him, but what does that have to do with me and parking at the guest parking lot and going to work?

On the other hand, I may have deals (single-family, multi-family, private investing, etc.) coming across my plate where I will need the cash and have to act quickly.  

I'm actively seeking partners/private lenders to provide cash to the deals I provide.

Would it be better to try and put a business plan together and pitch to private investors or a bank?
