*This is the new aspect for me, so if you guys have any extra tips like "try calling the utilities rather than doing a search", or "always double check with the zoning & permitting boards if you plan on doing STR for air b&b licenses", or even seeing if there are any extraneous departments that can cause headaches later like city inspector or the fire marshal, or some other thing that would be good to know about.Thanks so much in advance everyone --Side note, it is so refreshing to come to a site where people *want* to learn about title.

Tip: if you have your concrete slab poured have the electrician mark where he wants the meter at, make sure the city doesn’t require a external shut off box for the meter!!!

We currently keep a tight audit on our STR in Dallas to make sure everything is tip top before future guests check-in and I know that won't be possible with a property at a distance.Any feedback/advice would be greatly appreciated!

I think relationships with the owners are very important as well - the more you can developed a relationship with current owners the more likely they are to "help" a newer investor as they feel (in part) like they are paying it forward.

I would prefer to self manage to avoid the high poperty management fees (I think its around 10% + 1 month leasing fee, etc.) and I also worry that the property manager will likely not be as dilligent in finding high quality affordable vendors, etc.I see 4 major pieces of work1) Tenant finding: I feel comfortable doing this remotely.
