You no doubt know this market better, but that's a big assumption to triple check. 2) The budget for ongoing repairs and maintenance may be a little low for a house built in 1903...you never know what comes up...3) May want to take another look at the pricing assumptions. the ARV is the sum of repairs and closing costs.

You are paying for ongoing maintenance of the entire municipal water supply infrastructure/ water treatment plant upkeep etc. through your water bill.

Any resources to help finding reputable contractors for ongoing or one-of work?

Upon contacting the sanitation district to file a complaint I was told they have no ownership of the vault and that it's the responsibility of the homes who feed into it.While I know they are going to clean it out for the upcoming sale, I am anticipating an ongoing issue and a possible future health hazard for tenants if so.

My suggestion is to communicate with the tenant on an regular basis and see if you can determine if her ongoing tenancy is viable.

You could still include him in the ongoing management and or renovations outside of the deal if you'd like, but you could just agree on separate values for those items and that way you have the flexibility to down the road if the business relationship doesn't work out between you both. 

I am curious if Darius will come back on BP in mid-'24' when they come out with "NINJa 2.0" and it's yet another buying spree, and with it, prices and all sorts of economic activity just keep on going.  

It may work for you that way because you have established a relationship and on-going business with your contractors.
