So, I decided to consolidate as much of my material shopping as possible to one store (Home Depot), spent a bunch of time scouring Home Depot to pick out the exact materials I'd use on every rehab, put together a spreadsheet of all these materials (and their SKUs) and spent some time getting to know one of the guys at the contractor pro desk.Now, when I get a house, I mark my spreadsheet with the quantity of each item I need, I fax it to my guy at the pro desk, he quotes me a price, charges my credit card and has the materials delivered the next day.

As a house hacker, I would hand deliver AND send by certified mail, so they know you mean business.Dear (tenant),On (date) I sent you a lease addendum for a monthly rent increase of $50.00 for your rental unit, effective August 1, 2018.

We did submit the LOI (with financing contingency removed), and the seller responded with this:Let me explain the selling terms:A 10% down payment (wire or certified check) will be required for a 60 day exclusive contract.If any survey, title insurance, title search is desired by BUYER, it shall be paid for solely by BUYER.Property will be sold in AS IS condition.Title (special warranty deed) will be delivered free of any liens or encumbrances.I can help you with validating the rent roll expectancy and also provide you with the Architect, contractor and building code inspector before entering in to a purchase agreement.

It's delivered to local convenience stores and is online but this time I just went the online route for $25.I got an account with Cozy.co and when you do your listing there it syndicates to I think realtor.com, doorsteps.com and that's free.I set appointments 15 minutes apart and my husband is there to meet everyone with me and to take care of overlap.

So my manager states in the contract that late fees go to them, with the explanation being the extra labor costs to write up and deliver the pay or quit notice on day 5.
