Worst comes to worse and you have to pay for bid, the typical cost I have see is a few hundred dollars for visit/scope of work.

If stock is higher they buy less and if everyone panics and start selling off they buy more.I do have some clients that are not experts and have had nice run ups in stock values but they are cashing out and moving into real estate as they do not fully understand the stock market to navigate it's future ups and downs.

I was at my local water hole the 9 months I spent there.. and saddled up to a nice guy who happened to be a used car dealer I asked him the same question how can you take that risk.His answer was classicSON my clientele will live here their entire life they may drive to New Orleans once or twice in their life.. when I sell them the car I always get where their moma lives.. and if they don't pay we just drive around till we find it.. most of my clients will live work and die in a 5 mile area..

if there was no equity and no upside you would not be getting anyone calling or contacting you.if someone is willing to clear the foreclosure and do a JV on the upside that would be a good out come just have attorney put together a nice JV agreement and record it post sale. if there truly was no equity NO one would be giving you the time of day.. the only people that generally chase no equity forclosures are the no money take title too and want to own rentals folks..
