The numbers look good though you did not factor in Hml/hold time.

I totally agree with you that one must factor that into their decision making when investing but buying subject to is a no-brainer for the most part.

As long as you have those factors, it's going to attract a lot of investors.

Good Morning Dennis,  I wanted to add that the reason the real estate also fell so far and so fast in certain areas was as I said NO loans for investors.. so everything went to cash... 

If you factor in 4% in down payment and closing costs and $350/month in MI for 6 years, you are looking at roughly $40k in investment.

Most people dont focus on these because typical loan officers just say dont worry they are financed in your loan and you dont have to come out of pocket for them but still they are a huge factor in your total costs of financing.
