I am learning that we need to step away from doing the work ourselves as it is just consuming too much of our time so we did actually hire plumbers for the new bathroom as well as professional tile guy and it was nice to eliminate that burden so we are looking forward to hiring even more on the next flip where necessary.

So it goes back to the cash flow / appreciation argument and at least as it relates to the high priced markets  appreciation kicked the ever living stuffing out of modest cash flow investments that don't really appreciate much over time.Lastly if this is going to hit agency debt with a lot of the MF syndications that have been done in the last 5 years and the proforma called for a refi at the low rates and this all changes then those investment models will not work out as designed up front..

The research it’s time and cost consuming,and a lot of property’s can be redeem , right before the auction.If you pay for a title search on so many properties ,that cost can go up really fast.I’m trying to find a different way other then a title search or county records (like an online website )more cost effective and time efficient to do those investigations.Any suggestions are much appreciated
