4-5% is typical for the "hard money" space right now. 

They don't want to talk to a zillion people, so you're not going to find them in some crowded space with a zillion people in it!

I pair investors with opportunities in residential assisted living space.

Properties in A class neighborhoods typically were built in the late 80s, early 90's and early 2000's which is more desirable for the modern buyer. 

I bought a duplex on a double lot and want to utilize the space in the other lot, but have no money.

For large spaces I use LVP.

The flip side of this is that many airbnb guests like to have their own space so if the property is not conducive to privacy, you'll likely fetch a lower nightly premium than the SFH next door.
