Could anyone share their experience or advice on when is "too low"?

Hello,I have an applicant for my rental property that has a great credit score, but for the last 4 months I see a pattern of 5-10 enquiries per month  in their credit score.

It’s in California and the tax basis is quite low.  

The biggest draws for investors are not needing to provide income docs (no W2, tax return, paystubs etc needed), DTI doesn’t matter, you can close in an LLC, and not all lenders report the debt to your personal credit (so it doesn’t affect your credit score or DTI for future conventional financing).

Takes less than 1 hour to set up and is low cost.

I would take a look at the Cleveland market it's great for investing in from out of state since it's landlord-friendly and has a low barrier of entry and cash flow.

I'm thinking about buying a unit from Lowes or Home Depot myself and then finding someone to install for me.

2nd mortgage 30 year fixed 2nd mortgage are more common to get than a line of credit 

The Sale Price vs List Price in Springfield is some of the highest in Massachusetts, but looks to have possibly been influenced by the low sales in January and has quickly come down below 1%.

Seems like it performs well but will have low value when it is time to liquidate.Now, there could be value in it being a successful business, but it has low assets so it would take someone who understands what they are buying vs a pure investment.
