The challenge is understanding what you are buying, Class A, B, C or D, and the pros and cons of each.Most of the class designation is impacted by the type of tenant, then by location, the, property condition & amenities.Here's example of how we approach it:Class A - FICO 680+, property in white collar area, very good conditionClass B - FICO 620-680, property in lower white/blue collar area, good conditionClass C - FICO 560-620, property in blue/no collar area, good/fair conditionClass D - FICO under 560, property in no collar / "hood" area, who cares about conditionWhen investing in an area you don't know, do a LOT of research, ask a TON of questions to avoid being screwed (someone leads you to believe you are buying Class B, but actually Class D).

I’m interested in purchasing an STR/vacation home in Destin  - crystal beach, Miramar, blue mountain, seacrest, or inlet.

The houses built by the original contractor had blue, pink, or yellow bathrooms. 

I am looking in the Blue Ridge Georgia area and for my formulas I find my average nightly prices based on other similar airbnbs in the vicinity figured at about 60% occupancy to be conservative, but can't seem to figure out how to price each week or month accordingly.

My plan is to go big on the pool table with a proper slate top and blue felt to really pop in the photos (~$4K all in, delivered/installed), and then save a few bucks on the secondary items (shuffle, air hockey, foosball etc)At the local dealer that sells high quality stuff, where I will probably buy the pool table, their lowest priced shuffleboards are on par with the pool table. 

It looks great, it's a timeless neutral color, and it is a lighter shade than you have up there now so should have some heat reduction.
