Add in all the advantages of local investing: market knowledge, no need for PM, easier to deal with issues, less need for trusted team as you have greater oversight, able to house hack including the finance advantages.  

I’m definitely trying to soak up as much knowledge as possible.

My opinion: there is still room for growth and real estate investors with local knowledge can capitalize on it.  

After screening your team to ensure they have your best interests at heart, THEN leverage their local knowledge to guide you about the area, what is rentable, where the growth is, etc.
