If you are not in a hurry to sell it,use a proper real estate agent.They simply can do it better than you ever could and will get you the most money for it with maximum exposure for everyone to see.If your willing to take less money,sell it to a cash buyer who specializes in one on one sales without using agents and is willing to pay all fees to close the sale quickly.Believe me I know what I am talking about.I almost sold my property to a cash investor who had me convinced my property was junk and only worth 200k.My real estate agent I decided to call at the last minute got me 380k because every investor in Southern California saw it on the MLS and went into a feeding frenzy.Don't sell yourself short like I almost did.

@Roy N. yeah have a 32' extension ladder may still do it with ladder but found a Drone with a live feed option for 100 bucks I figured why not I'll try it if not go back old school way.
