What does the $5k in initial repairs cover?

I am shocked at some of the initial estimates.

As we are just starting out, we want to take small steps to do researches and then make investments. 

All in all, I feel like I'm spinning my wheels and have the initial doubts that I'm sure most have had.WHAT DO I WANT FROM YOU GUYS: Knowledge and Accountability, plain and simple.

Just purchased my first house with cash. How and who do I contact for an appraisal? I’m trying to get an ARV appraisal... looking for some kind of reference point before I dump money into rehab...

I work full-time but am available and willing to do as much of the labor as I can after work and on Saturdays to cut back on labor costs.Looking to you and the Bigger Pockets community to help guide me along the way.Please let me know what you think and what excatly can be done and what my next steps should be.

Question 1.First of all I never ever owned a Property, I don't even know who to talk to or where to go or anything and nobody gives me actual step by step information no matter what I ask.All I know how to do really is Pay Taxes.

Tenant initially filed the original contract with the county so there is a cloud on the deed.

My Plan: I want to start with wholesaling to: Get my feet wet, clear up a few personal finances (3-4 deals probably do that), and then start building income for the next step of flipping.
