In the absence of any other documentation (i.e. maintenance agreement, easement, shared access, CC&R ect) then the simple answer is you each have fee simple ownership of your half and she has no access rights to cross over your side in the event she is parked in. I

And that 20% of income loss above is worse than that - not all of what you take in is usable income.

It wasn't very appealing, has an ugly a** roof, and is in WV, but it was FULLY rented and each tenant was wonderful... and upon further inspection, has a waiting list of tenants waiting to move in. I
