Ideally, we would want to start working with someone pretty soon as we also need to identify property quickly, get pre-qualified with a lender and hopefully, close on a property in the next 2 months or so.I'm assuming we want to have our partnership details established before doing all that.All suggestions and advice welcome for this newbie!

Perhaps I am too new to this field and am filled with too many wafty ideals, but until a pending reality tackles me down, I'll chase this motivation until it turns into a success story.    

We had a auto fill put on a system for a huge boiler, it serviced 2 buildings and lines went underground between them and there was a leak, we did the temp auto fill until spring when we could dig up the line and get it fixed.. your spending extra on water and it's going someplace. 

Ideally if you are renovating, you are reducing the opportunity for capital expenditures.

I've stumbled on a few residential portfolios for sale, if you could find one that suits what you have to invest it could be ideal.

@Donald D Michna - While it's definitely a fun milestone to say you've paid off all your school loans, if you have subsidized undergraduate loans at less than 5%, keep them and auto-pay the minimum.
