My preference is single family or multi-family homes in the northern NJ area, only because this is it will be easier to manage it all.  

Of course evictions will be different across the board, but like I said, hit me with some firsthand experience of what you actually dealt with when having to go through the courts to have a tenant evicted, and if it was better or worse than other areas you've invested in.

Stay off Wilkens Ave and the lure of the 5000 house.To the north, you can find great deals that feed to Towson (Towson State, Goucher etc...) from the York Rd/Northern Pkwy area. 

I mean, I get that it's all about timing and being the letter in the mailbox when they decide it's time, but it just hit me that I have gotten 0 deals from letters after the 3rd piece.

yah when I do direct mail I hit 60-75 homes.
