Use a low-noise fan (I use panasonic FV-0511VQ1 from Amazon) and wire it directly to the overhead light so it comes on with the light switch - tenants won't even know its running. if you put it between the wall and the light you can punch through the outside wall from the cutout you make for the fan and also reach the electric in the light.

Renters in my category are looking for safe homes close to work & school and away from noise, a big house for their money, a layout that makes sense, and basic & durable amenities so they don't have to walk on eggshells and can get their deposit back when they move.

For example if there is  noise or on street parking that is prohibited they should complain to the police.

I respect the grind of trying to run a profitable business and I understand it mostly comes down to supply and demand, especially these days... but the initial quotes I got for these jobs are bananas.
