If the fha down is about the same as the out of state normal down and you can comfortably swing this, I would consider the local Palmdale a superior investment for many reasons.

@Ben Leybovich, was in a meeting last spring with a developer from San Francisco who said real estate has 10 year cycles and for six of those it's great to build apartments, for two of those it's great to build condos and for the other two you should play golf...

Almanor of course is going to be very cold much of the year.Tahoe well that one will bust your budget for water front :)So many of the lakes in CA are man made Clearlake is the largest natural lake in the State and natural lakes generally have a nicer shoreline.. were man made lakes damned up big canyons and can have very steep shore lines and subject to huge swings in how full they are in any given year.Lake Chelan in Wa is awesome awesome... you can buy lake front thereAlong with the big lakes out of Spokane WA...

Long story short credit karma credit scores are higher than standard lenders, its all about which formula to calculate credit scores the lender uses. apparently credit karma isnt even close, to most lenders as my mortgage consultant said they have witness swings as much as 100 points..
